Dubai Healthcare City Authority Unveils AED 1.3 Billion Development Plan

Dubai Healthcare City Authority (DHCA), the governing body of Dubai Healthcare City (DHCC), has announced an ambitious AED 1.3 billion development plan for DHCC Phase 1, aimed at reinforcing the district’s status as a leading global destination for healthcare investment. The first phase of the plan will introduce a LEED Platinum-certified office building, a state-of-the-art medical complex, and essential infrastructure upgrades designed to support ecosystem growth and future-ready healthcare facilities.

Issam Galadari, Chief Executive Officer of DHCA, said the development plan reflects the Authority’s commitment to advancing Dubai’s healthcare infrastructure. He highlighted that the initiative aligns with the Dubai Economic Agenda (D33) and the UAE Net Zero Strategy 2050, while fostering innovation, attracting foreign direct investment, and integrating sustainable design. “Through these developments, we are cementing DHCC’s position as the enabling healthcare and wellness destination for the region and beyond,” he added.

The upcoming LEED Platinum-certified office building, designed by award-winning firm P&T Architects and Engineers Ltd, will span 13,000 square meters across three basement levels and nine floors. It will offer a mix of flexible office units and commercial spaces, setting a new benchmark for sustainable urban development.

Complementing this, a purpose-built medical complex by Dubai-based Design and Architecture Bureau (DAR) will cover 5,800 square meters over two basements and five floors. Its adaptable shell-and-core design will accommodate surgical facilities, laboratories, diagnostics, outpatient clinics, medical offices, and support services, with integrated smart parking for future flexibility.

To support community access, DHCA will also deliver multi-story car parks featuring electric vehicle charging stations, Salik-integrated smart parking, and full accessibility features.

Construction is set to commence in December 2025, with completion expected by November 2027.
